General Criteria
National Capital Holdings purchases commercial
real estate properties on an all cash basis
or on a structured basis to achieve a tax
deferred strategy. All information will
be held in strict confidence.
Commercial Real Estate Segment
Criteria:
Hotels:
- Deal Size: $5M to $15M
- Property Type: Limited
and full service hotels; Interior
corridors preferred
- Geographic Focus: Mid-Atlantic,
Southeast and Midwest markets. Must
be within a 2 1/2 hour flight of
the Washington, DC Metropolitan
Area (or a 1 1/2 hour drive from
the Capitol Beltway).
- Rooms: 80 to 250

Self Storage:
- Deal Size: $5M to $15M
- Property Type: Stabilized
self storage properties; climate
or non-climate controlled
- Geographic Focus: Washington,
DC Metropolitan Area (including
the Maryland markets of Baltimore
and Frederick and the Virginia markets
of Winchester, Fredericksburg and
Richmond)
- Rentable Square Feet: 50,000
to 100,000 plus
- Units: 500 to 1,500

- Deal Size: $5M to $15M
- Property Type: Office properties
that require a value enhancement
and/or asset repositioning strategy
- Geographic Focus: Washington,
DC Metropolitan Area (including
the Maryland markets of Baltimore
and Frederick and the Virginia markets
of Winchester, Fredericksburg and
Richmond)
- Rentable Square Feet: 20,000
to 50,000 plus
